Belmont Sale Prices Span $1.2 Million to $8 Million in Late Summer

BELMONT -- A Concord Avenue property sold for $8 million last month, the highest-priced transaction among 15 property transfers recorded in Belmont between Aug. 21 and Sept. 19, according to South Middlesex Registry of Deeds records. Prices on the seven sales with recorded consideration so far ranged from $1,210,000 to $8,000,000.

MARKET OVERVIEW

The registry recorded 15 property transfers in Belmont during the four-week period. Seven of those listed a sale price, ranging from $1,210,000 to $8,000,000, with a median of $1,630,000 among the priced sales. The remaining eight transfers had no recorded price as of this report; consideration amounts typically appear in registry data within about a week of recording, so figures for the most recent transfers may still be forthcoming. Based on the raw count alone, 15 recorded deeds over four weeks works out to roughly one transfer every two to three days, indicating steady, if unremarkable, turnover for the period.

TOP SALES

504 Concord Ave. sold for $8,000,000 on Sept. 1, by far the highest recorded price of the period. Stephen C. Knight and Elizabeth Q. Knight were the sellers; Nominee Trust Services LLC was the buyer.

74 Shaw Rd. sold for $2,102,000 on Aug. 28. Li Liu and Rongchao Jin sold to Jessica Eve Lake and James Alexander Polizzotti.

65 South Cottage Rd., Unit 119, sold for $1,800,000 on Aug. 26. The Pendergast Revocable Trust, with Edward H. Pendergast as trustee, sold the condominium unit to John and Marybeth Coughlin.

18 Gilmore Rd. sold for $1,630,000 on Aug. 21, matching the period's median price. Alanna E. Fincke and Jack Muccigrosso sold to Mithila Rajagopal and Sundar Jayaraman.

20 Preble Gardens Rd. sold for $1,475,000 on Sept. 2. The Ann Pearson Living Trust, with Ann Pearson as trustee, sold to Ka Chun Leung and Yajuan Lu.

NEIGHBORHOOD BREAKDOWN
